The Condominium Act permits the purchaser to request certain information from the Condominium Corporation, ie. a list of structural deficiencies as set out in s.44 of the Act.

You should provide for adequate time to obtain the necessary information for review, ie. 14 days to obtain the information and another 10 days thereafter for the removal of the condition - so that you can adequately review and respond to the information. We prefer to obtain the Condominium Additional Sheet prior to providing advise to determine encumbrances. You should always know what you are receiving by way of "Common Property". You should check the By-Laws for "people, parking, pets, and perhaps satellite dishes".
